Marketing Challenge
- Participate in creating the unit mix and finish selections for spec townhomes.
- Successfully position and sell the value of luxury 24' wide 4 story townhomes in a submarket that was oversaturated with commodity townhome product offered at a substantial discount.
- Develop a marketing campaign to leverage off the exclusivity of a smaller townhome community as opposed to a larger planned community offering greater services and amenities.
Results
At a time when other townhomes were reducing prices and purchasers were looking for a commodity product, we were able to maintain dramatically higher prices over our competition. We successfully completed sales and settlements within three months of the completion of the community.
